Sectional Title Question

Can a body corporate move me from a parking lot that was allocated when I bought the unit and move me to another which is in my opinion far from my unit  ?
It would depend on whether the parking bays are owned, rented or exclusive use.  If the allocation is being changed I think we can safely rule out that they are not owned as separate sections with their own title deeds.  If they are rented bays then the Body Corporate can change the allocations if they feel they need to.
If they are common property with exclusive use to owners they would either appear this way on the Sectional Title Plans with an allocation to the various sections or alternatively they could be allocated by means of a Schedule or Plan annexed to the Registered Rules for the Body Corporate.  In either of these instances they could be changed but not just at a meeting by Trustees.
If they are allocated on the Conduct Rules then a Special Resolution of owners would be required to make any changes.  This can either be done by calling a Special General Meeting of owners and the details of the changes must be sent out with the notices of meeting (30 days notice required for a special resolution) – at the meeting provided a quorum is present it would require a 75% majority vote to amend the rules.  Alternatively a written “round robin” vote can be done and then 75% of the owners must vote in favor of the change for the resolution to be valid.
If they are allocated in terms of Management Rules then a Unanimous Resolution of owners would be required – again a Special General Meeting (30 days notice with full details) would need to be called but where a unanimous resolution is required the quorum applicable is 80% of all owners present in person or by proxy and a unanimous vote in favor is required to take the resolution to put effect to the changes – if 1 person votes against, the resolution cannot be taken (abstainers from voting are counted as voting for).  If done by written “round robin” vote every owner has to agree (almost impossible to achieve in bigger complexes).
If the exclusive use area is on the Sectional Title Plans it becomes more expensive and complicated as plans have to be amended involving surveyors, etc so I doubt this will be the case in this instance.

Why you don't reach your goals

Why you don't achieve all your goals
I have a different system of achieving goals which has worked for me over and over through the years.
The normal way is:
1          Write down your goal
2.         Write down the steps to achieving your goal
3.         Set a deadline
4.         Take action
Think about this:
What happens when you don’t reach the goal on your deadline ?
How do you feel ?
Are you motivated ?
How’s your self esteem ?
I never wrote down a goal or set a deadline until I was about 40 after attending a course on goal setting.
Prior to this I made decisions without writing them down, however I did take action – strangely enough all those decisions and goals came true. The reason these goals came true is because I was passionate about what I was doing and wasn’t motivated by money. Money was a way of keeping count. Isn’t it strange I reached my financial goal by the age of 30 without having my attention it.
I am not saying that the normal way of writing down your goal, reading it everyday, visualizing it, saying affirmations and taking action doesn’t work. It does but not always and there is a reason for this.
It doesn’t matter what you do, what method you try, what pain or suffering you are prepared to go through – you will not achieve this goal.
Why is this ?
One of the reasons is your “belief system”.
There is another reason !

I also don’t believe in “pain & suffering” to achieve a goal.
All my goals have been achieved with ease and have been fun.
Let’s take an example of when you decide to go on a holiday and make a booking.
Why is that you are packed, ready, excited and at the airport on time (your deadline).
How come most people achieve this goal without writing it down, looking at the goal everyday, visualising it, saying affirmations etc.?  Something to think about…..

In 1993 if you had asked me this question I would have probably answered yes. I wouldn’t have had a clue as to how I was going to do it but I would have believed I could.

I am the eternal optimist and will always find the good in any situation. This comes from many years of experience and focusing on self improvement.

Remember in 1993 I was slowly getting myself out of a major financial mess. In 1991 I was in debt of R5 Million and technically bankrupt.

R5 million in 1991 is the equivalent of about R15 million today, so it was a lot of money, especially when I couldn’t service this debt.

I went through extremely tough times but managed to survive and retired in 1998.

This took 7 years.

If I had the knowledge then that I have today, it would probably have taken me a maximum of 5 years to retire.
